King Mill reborn as mixed use apartment community

The John P. King Mill was originally built in 1882 and, at its peak, employed almost 600 people. Now, after a lengthy restoration that retained much of its historic charm, King Mill is alive again and new residents are calling the apartment community being developed there home. “This looked like a huge undertaking,” Randy Moore managing partner of the Lofts at King Mill project said. “We completed extensive design work for about 18 months with our local architect Nathan Vick of Booker Vick Architects. We started construction in early 2023 and will complete the project this year.” Moore said that because this project involved both restoration and construction, it included addressing challenges unique to historic structures. “With so many non-historic structures to remove, this required extensive planning with the design team and contractors to ensure historic structures were not damaged,” he said. Examples included brick repair, replacing original wood timbers, and renovating the stairs in the four-story main tower. Large windows true to the building’s original architecture, 14-foot ceilings, and concrete and hardwood floors were chosen to ensure the building’s history is reflected in the new spaces. “Our guests and tenants love the uniqueness and openness of the design,” Moore said. “The lofts have high ceilings and open living spaces which allow them to be very unique and special.” An apartment interior at the Lofts at King Mill. Amenities include a resort-style pool and pavilion, a dog park, pickleball courts, and access to a kayak and paddleboard launch. Plans also include space for dining, retail, and fitness facilities available to not only residents, but the community at large. “We are presently in discussion with several food & beverage operators for The Stitch Marketplace at King Mill,” he said “We hope to offer a variety of options to our residents and visitors in Augusta. The Stitch will also have an outdoor venue for local music acts and expansive TV for game day.”
